How Long Should a Roof Last?
Concrete and clay tiles often last many decades if installed well, but underlay, battens, and fixings can fail sooner. Flat roofs (EPDM, GRP, felt) typically have a shorter service life and may need replacing or overlaying sooner.
Warning Signs
- Daylight visible in the loft where there should not be any
- Widespread moss or algae holding moisture against the covering
- Sagging roofline or cracked ridge tiles
- Recurring leaks after patch repairs
If several of these apply, a full survey can tell you whether repair or replacement is the better investment.
